2021 Census rents and 2026 sale prices in the Australian Capital Territory
This site holds no rents from new bonds for the Australian Capital Territory. In their place, from the ABS: the median weekly rent paid in each of its 25 postal areas on Census night, 10 August 2021; Canberra's rents index, which moved +1.4% from September 2025 to September 2026; and median sale prices for Canberra in the June 2026 quarter.
Interim More than five years old, and not today's rent: these are what renting households paid on Census night 2021, on leases new and old, whoever the landlord. Not new-bond medians either: the other states' pages give the median rent of homes newly let in a quarter, from their bond authorities; no such figures are held for the Australian Capital Territory, so nothing here is set beside them.

Every figure in this table is of Census night, 10 August 2021: rents paid on leases new and old, whoever the landlord, social and community housing included. Renting privately is the share of renting households whose landlord is a real estate agent or a private person, calculated by DwellDelta from the Census; n/a where too few stated a landlord type for a share.
One postal area is flagged mostly not private rentals (2609): do not quote its median as a market rent.
Canberra's rents index, July 2022 to September 2026
| Period | Change |
|---|---|
| On a year, September 2025 to September 2026 | +1.4% |
| Since the monthly series began, July 2022 to September 2026 | +6.7% |
An index of the change in what tenants pay after Commonwealth Rent Assistance, across new and continuing leases in Canberra: not a dollar rent, and not an advertised rent. The monthly series in this file begins in July 2022, after Census night, so it cannot carry a 2021 rent forward, and this page does not.
Sale prices
| Homes sold | Median price, June 2026 quarter | Transfers recorded by the June quarter 2026 release | Median price, June 2025 quarter |
|---|---|---|---|
| Canberra, established houses | $1,030,000 | 1,061 | $1,000,000 |
| Canberra, attached dwellings | $615,000 | 1,143 | $605,000 |
Sale prices, not rents: the medians of the established houses and attached dwellings transferred in each quarter, for Canberra as a whole, with no suburb or postcode. The ABS revises recent quarters in later releases, adding transfers recorded late; these are from its June quarter 2026 release.
Straight about the data
What this page is not
- No median of new bonds: nothing on this page is the figure the other states' pages give, and nothing here is set beside one.
- Not today's rent: the Census rents are what renting households paid on Census night, 10 August 2021, on leases new and old. The ABS has not yet released 2026 Census rents.
- The rents index measures the change in what tenants pay after Commonwealth Rent Assistance in Canberra, not a rent: nothing here carries a 2021 rent forward to today.
- Every landlord is in a Census median, social housing included: where few households rent privately, the median can sit far below a market rent. Postal areas where under half rent privately are flagged in the table; elsewhere the Renting privately column gives the share.
- The sale prices are medians for Canberra as a whole, with no suburb or postcode, and are not rents. Do not divide a price by a rent: the two are years apart, and no rental yield can be read here.
- Not set beside any other state: do not add, average, rank or compare these figures with another state's, or with New Zealand's.
Every limit the file states, and its whole notice: How to read these figures.
