DwellDelta MCP server
An MCP server lets an AI assistant use a tool. DwellDelta's gives an assistant Australian rents, NSW sale prices, and property and lending indicators, all from public data, with the source, period and licence of every figure. It is free, with no sign-up. Information, not advice.
Two ways to connect
- On your own computer, today: the npm package
dwelldelta-mcp, for Node 18 or later. In Claude Code:claude mcp add dwelldelta -- npx -y dwelldelta-mcp. In any other MCP client, runnpx -y dwelldelta-mcpas a stdio server. In Claude Desktop, add this toclaude_desktop_config.json:{ "mcpServers": { "dwelldelta": { "command": "npx", "args": ["-y", "dwelldelta-mcp"] } } } - Hosted, coming soon:
https://mcp.dwelldelta.com.au/mcp. It is not running yet, so that address does not answer today. When it runs, it will be a Streamable HTTP server with no sign-in, and read-only.
Then ask, for example: "Is a rise from $700 to $770 a week in Sydney since July 2025 in line with rents?", "What is the median rent of new leases in postcode 2148?" or "What is NSW unemployment doing?"
The six tools
rent_check- compares a weekly rent, and any proposed new rent, with how the ABS rents index for the capital city has moved since the lease began. City-wide, not suburb-level.area_rents- median weekly rents of new bonds, one state per question: New South Wales by postcode or council, Queensland by suburb or council, Western Australia by locality. For New South Wales and Queensland, also by dwelling type and bedrooms.vic_rents- median weekly rents of new leases in Victoria, by suburb group and region, from Homes Victoria's Rental Report.nsw_sale_prices- median sale prices in New South Wales by postcode or council, for all dwellings, for houses and for units, from the NSW Department of Communities and Justice.market_indicators- the latest RBA cash rate, unemployment, wage growth, rents in the eight capitals, NSW lending, lending standards and arrears, and dwelling approvals and completions, each with its period, source and limits.data_sources- the sources, their licences, and what DwellDelta cannot answer.
All six only read published data. None changes anything, and none sends anything about you anywhere.
The package on your own computer has one more tool, contribute_rent, which adds your own rent
to DwellDelta's suburb benchmarks when you ask, and only after you agree to the
Contributor Terms. contribute_rent is not on the hosted server.
What it cannot tell you
- No figure is for one home: there are no valuations, asking prices, individual sales or forecasts.
- Rents by area cover New South Wales, Victoria, Queensland and Western Australia; sale prices cover New South Wales only.
- Rents by area are medians of new leases or bonds - not advertised rents, and not what sitting tenants
pay. The ABS rents index behind
rent_check, and the capital-city rents inmarket_indicators, cover what tenants pay across new and continuing leases, as an index, not a dollar rent. A median moves with the mix of homes let or sold. - Most figures are quarterly and run months behind the market. Each answer gives its period: the data is not live.
- Many figures rest on few records. An answer marks such a figure as a small sample, or does not give it.
- The hosted server takes requests of up to 16 KiB, answers within 25 seconds, and handles up to five requests at once. When it is full, Amazon Web Services turns the extra requests away with its own "too many requests" error: try again shortly.
Privacy
The package runs on your own computer and sends nothing about you or your questions to DwellDelta, unless you choose to add your rent. For each request, the hosted server will log the kind of request, the part of the server asked for, whether a browser origin was absent, allowed or refused, how a refused request was refused, the tool called, the result's status, whether it succeeded, how long it took, and the time and Amazon Web Services' request number - never what the tool was asked or what it answered - and keeps those lines for 14 days. The Privacy Notice has the detail.
